Salem Academy and College, the oldest continuously operating educational institution for girls and women in the country by its founding date of 1772, invites applications for Lead Maintenance Technician. The Lead Maintenance Technician reports directly to the Executive Director of Operations. This position coordinates and supervises the work assignments of the Maintenance staff. The position is responsible for maintaining the buildings and related equipment, employee training, assigning work for routine maintenance, project work, and setups for special functions in a timely, efficient, and professional manner. Must be knowledgeable in general maintenance duties, building maintenance, mechanical, HVAC, plumbing, electrical, carpentry. mechanical systems, and construction in the maintenance and repair of college facilities and equipment. The Lead Maintenance Technician is responsible for proper supervision, safety, ordering of supplies, parts, materials, and performing administrative duties as requested.

Essential Duties and Responsibilities:
- Coordinates and directs the Maintenance staff to include work scheduling and assignments, training, routine maintenance, project work, and special event setups.
- Establishes and oversees payroll timesheets, time-off requests, and procedures for the regular maintenance care of all facilities.
- Orders supplies, parts, and materials with Executive Director of Operations approval.
- Assist with maintaining physical plant such responsible for maintaining the buildings and related equipment in a timely, efficient, and professional manner. Must be knowledgeable in general building maintenance, HVAC, plumbing, electrical, carpentry, boilers, chillers, and pumps.
- Provide supervision of general maintenance for the Salem campus.
- HVAC routine maintenance and inspections. Install and maintain ventilation and refrigeration units
- Plumbing repairs such as faucet repairs, adjustments, and installations.
- Check equipment and perform routine maintenance to ensure everything is in working order
- Repair malfunctioning equipment units and broken structures
- Respond to maintenance, repair, and work order requests
- Select and contract specialists on larger maintenance-related projects as directed.
- Advise Executive Director of Operations during new tool and equipment purchases
- Pool maintenance as directed.
- Assist with the snow removal as needed
- Work cooperatively and effectively with all members of the department, and other campus constituencies.
- Keeps work area, buildings, and property in clean and orderly condition.
- Performs routine maintenance activities.
- Performs maintenance duties, maintenance functions specific to the assigned facilities and/or based on needs for seasonal/project requirements.
- Use maintenance solutions and chemicals correctly in preparation of and during maintenance, according to instructions.
- Perform general construction assignments including, carpentry, woodworking, drywall installation and repair, fence building and repair, and other associated tasks.
- Follows procedures for the use of chemicals and power machinery to prevent injury and damaged equipment.
- Assists with managing inventory of maintenance tools and supplies.
- Drives vehicles required to perform or travel to maintenance work, including Salem vehicles, vans, or industrial equipment.
- Notifies supervisors regarding the need for repairs or additions to building operating systems.
- Unlocks doors, ensuring doors are locked after completing maintenance.
- Reports needs and concerns to supervisor/appropriate staff, which may include submitting or recommending work orders and checking supply levels within on-campus buildings and residence halls, responsible for reporting concerns related to on-campus residents.
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Assists in on-the-job training of new staff on routine procedures.
- Train employees on proper safety, equipment maintenance, and usage.
- Report issues with vendors, students/faculty/staff/parents, etc. to supervisor.
- This position will have daily contact with internal individuals (students/faculty /staff/parents, etc.).
- Must be flexible with work hours and have the ability to take 24 hours on-call duty.
- Ability to work rotating shifts, weekends, holidays, during inclement weather, and during other circumstances requiring maintenance staffing.
- Performs other tasks, duties, and responsibilities as assigned.

- Basic understanding of electrical, hydraulic and other systems
- Demonstrate proficiency with technology, computers, and computerized maintenance management system (CMMS).
- Ability to efficiently and accurately assign, enter, edit, mark as completed, add notes, complete work orders, etc. within CMMS system.
- Demonstrated experience as a maintenance technician.
- Physically capable of lifting 50 pounds.
- Strong understanding of general maintenance processes and methods.
- Experienced in operating a variety of equipment, including skid-steer, snowblowers, lawnmowers, and small hand and power tools.
- Working knowledge of tools, common appliances, and devices
- High School diploma or equivalent.
- Significant general maintenance experience with a minimum of five years’ experience.
- Strong troubleshooting and problem-solving skills.
- Ability to interact and communicate professionally and effectively in a tactful and courteous manner with a variety of people, including co-workers, students, employees, faculty and the general public.
- Ability to understand and follow written and oral directions; ability to complete assignments without immediate supervision; ability to perform all essential functions using safe work methods and following safety regulations relating to the job.
- Submit to random drug testing
- Ability to pass a background check.
- Valid driver’s license.
Physical/Environmental Requirements:
- Bend, squat, stand, kneel, walk, run, crawl, and climb.
- Regularly ascend/descend stairs.
- Walk for long distances and sit for varying lengths of time.
- Reach above shoulders, handle keys/tools/objects, push, pull, carry, or lift over 50 lbs.
- Work may necessitate accessing and working in confined spaces or high spaces.
- Must be physically able to operate the equipment required to perform duties.
- Work in an indoor/outdoor environment subject to changing temperatures.
- Ability to lift heavy objects, climb ladders, and work at heights
- Considerable physical activity. Requires heavy physical work; heavy lifting, pushing or pulling required of objects up to 50 pounds. Physical work is a primary part (more than 70%) of the job.
- Able to operate tools and equipment required to perform duties
- Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
- Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
- Exposure to cleaning agents and chemicals such as disinfectants, grease, lubricants, solvents, graffiti remover, floor stripper, floor wax, propane, paint thinner.
